We clean roofs by applying a detergent that contains a small amount of sodium hypochlorite. Sodium hypochlorite is the same product used in swimming pools to keep them clean and algae free. It is also used in gym pools and saunas. The local township adds small amounts to our drinking tap water to keep the water free of viruses and parasites. Most people have ingested more sodium hypochlorite than they know.

Now we’re not saying it’s safe to drink the solution we are spraying on the roof. Our point is that we are using a safe yet effective sterilizing product that is commonly used in for cleaning schools and hospitals. Nobody likes the thought of spraying chemicals around the home. We get that. We use sodium hypochlorite for 3 reasons: When sodium hypochlorite dries it turns back to its original state which is sodium chloride (common table salt). The 2nd reason is that roof shingle manufacturers like Timberline, GAF recommend using this product. It can be found on their website. The 3rd and main reason we use it because it works. Using “Earth Friendly” products to clean stains from the roof will not work. Mold, algae and moss are living organisms of the Earth. Using earth friendly detergents will help lift some staining but it will not sterilize the roof. If you do not kill the mold you did not solve the problem.

Black staining is a single cell bacterium called Gloeocapsa Magma. This ancient line of cyanobacteria has been around for millions of years. They attach to the roof and start to multiply. As the growth gains momentum it will start to grow exponentially. The stain will appear to accelerate. These spores actually start attaching to the roof the same day its installed. They cannot communicate and do not choose where to land. The spores land everywhere but will grow faster on the shady sides of the roof. These shady areas are a bit cooler and retain more moisture. In the summer even with no rain the morning dew can linger on a north side until 10-11AM. These moist conditions are ideal for roof algae.

london17bigMoss is a bit of a different creature. Moss will grow in moist areas. They can grow in clumps especially where there’s a lot of tree overhang. Most moss can blow right off. Some moss may develop a root system into the roofing shingle. These root systems slowly tear apart the shingle. The process is very slow but it is certain. Allowing moss to fester on the roof will insure premature decay of the shingles.

Lichen is the worst of all organisms that stain the roof. Lichen is considered a super fungus comprising of a fungus and algae. Lichen feed on the limestone in the roofing shingle. They eat right through the granules down to the membrane of the roof. It is difficult to know if the lichen had caused damage until it has fully rinsed away. In many cases lichen will leave small crates on the roof. They look like scars similar to asteroid craters on the moon. Lichen should not be scraped or pressure washed.

Cedar Roofs

Cedar roofs are soft washed using a low pressure detergent wash. The detergent is much milder that is for asphalt shingle. Cedar roofs are always rinsed after treatment as opposed to asphalt shingle roofs that are not rinsed.

Slate Roofs

Slate roofs require a stronger detergent and we add extra surfactant so it clings to the slate shingle. We do want a water soap to come running immediately down to the gutter. Slate roofs are never walked on. The detergent is calibrated to get the job done the first time.

Everything staining the roof is alive and contagious. Our roof cleaning process kills mold, mildew, algae and roof moss. We approach this like “pest control”. Similar to how an exterminator treats a home for roaches. Cleaning a roof with a pressure washer is like power washing to get rid of roaches. It can take many years to become visible and will usually show sooner on the shady sides of the roof. Moss and lichen are most damaging to the roof. These two growths develop a root system in the roofing shingle. It is not wise to scrape, scrub or pressure wash moss and lichen. It is best to treat it with our anti-microbial detergent then let it die and decompose on its own. Moss and lichen die immediately after treatment but can take several weeks to wash away with rains. Dead moss and lichen will dry out and decompose, just like treating weeds in a sidewalk. If you spray a weed killer on weeds in a sidewalk how long will it take for the dead weed to dry out and decompose? This is similar to roof cleaning. After treating moss and lichen it can take roughly 90 days to wash away from the shingle. The dislodging moss will not clog the gutter. The moss does not release all at once. Cedar Roof Cleaning

Cedar roofs are beautiful and can last many years of asphalt shingle roofs. Cedar roofs cannot be walked on during treatment. Cedar roofs require the mildest of detergents. Cedar roof are the only type of roofs that are rinsed after treatment. Our process can completely eliminate mold, moss and algae from any cedar shingle roof without using a pressure washer.

Slate Roof Cleaning

Slate roofs are the most gratifying to clean. A slate roof with a lot of staining can certainly subtract from the beauty of a slate roof. Black staining can hide the natural inconsistencies of color on slate shingles. We never walk on slate roofs for cleaning. Slate roofs require the strongest of detergents and we add more surfactant so the detergent will stick to the slate shingle without running off.

We approach roof cleaning more like a “pest control” job. We want to kill the mold and algae that are creating the stains on the roof. Roof mold and algae is contagious and can spread throughout the roof. This is why it’s important to achieve as near to 100% sterilization as possible.

Some companies will offer to pressure wash the roof. Others will offer “Earth Friendly” products. Let’s explore why these two processes won’t work: Pressure washing tears at the shingle. It can dislodge large amounts of roofing granules and has no sterilizing properties. Pressure doesn’t sterilize. Similar to cleaning a kitchen counter, if you want to clean and disinfect a kitchen counter you use a cleaning product that kills mold and bacteria. Clorox Cleanup is an option and so are products that contain ammonia. Either one of these products has anti-microbial properties and would work just fine. If you wanted to sterilize your kitchen counter you certainly wouldn’t pressure wash it.

Earth Friendly detergents also do not work. There is no Earth friendly solution to roof mold. If you want to be Earth friendly than leave the mold be and stop trying to disturb it from your roof. And lets be frank, Earth friendly is a marketing term. It makes people feel good. If you want the mold gone for good than use our service. Our products are not mold friendly. So what’s in the soap? We’re glad you asked. The main sterilizing ingredient in our detergent is sodium hypochlorite. This is the same product used to treat algae in swimming pools. It is also used in gym saunas and whirlpools. It is also the same product added to our tap water to keep it sterile and free of parasites. Sodium hypochlorite is safe yet very effective when used properly. It is the cleaning product of choice for many institutions like schools and hospitals.

While cleaning a roof all landscape surrounding a property is covered and/or thoroughly rinsed during a roof cleaning. We bag all of the gutter leaders to collect any of the run off. If the leaders go under ground they are kept thoroughly rinsed. The run off for the treatment is minimal. The roof detergent is sticky. It’s designed to stick to the shingle to minimize run off. Once the detergent dies it becomes inert. Once the detergent breaks down it turns to a soapy salt water.
Cedar Roof Cleaning

Cedar is a wonderful choice for a roof. It is a bit more expensive but can last twice as long as an asphalt shingle roof. Cedar roofs are never walked on during a treatment. Cedar roofs are cleaned by applying a mild detergent that kills black mold and mildew. After a short dwell period it is rinsed and neutralized.

Slate Roof Cleaning

Slate roofs require a slightly stronger solution. We add a bit more surfactant so it clings to the slate shingle. Slate roofs are never walked on during a treatment. Slate roofs are very gratifying and clean up very nicely.
